By the time you reach the closing table, the real work is mostly done -- title has been examined, the contract's deadlines have passed, and the numbers have been confirmed. What is left is a sequence of steps that, in our office, usually takes 30 to 60 minutes for a residential purchase.
We review the closing disclosure or settlement statement against the contract, confirm the payoff and any HOA figures are current, and verify wiring instructions were sent through a channel that cannot be intercepted -- never plain email.
The file does not end when you sign. We disburse the same day wherever possible: payoffs to prior lenders, commission to the brokerages, taxes and fees to the county. The deed and security deed are sent for recording, and the buyer's proceeds land at the bank.
Georgia requires an attorney to conduct the closing, and the difference shows up here: the person walking you through the settlement statement is the same person who examined title and can answer why a number is what it is, on the spot, rather than reading from a script.
