Why the title premium is a field you fill in. Georgia does not publish one statewide title insurance rate. It is a file-and-use state: each underwriter files its own schedule with the Insurance Commissioner, and agents may not deviate from the schedule they write under. So the honest thing a calculator can do is let you enter the quoted premium rather than invent one. Call us and we will quote the real number for your price and underwriter.

Real estate commission — usually the largest line by far.
Transfer tax — $1.00 for the first $1,000, then $0.10 per additional $100. Calculate it.
Owner's title policy — customarily the seller in much of Georgia, though the contract controls.
Mortgage payoff — including interest to the closing date and any payoff statement fee.
Property tax proration — your share of the year up to closing.
Recording of the cancellation — $25 flat per instrument under O.C.G.A. § 15-6-77.

The buyer generally carries the lender's title policy, the intangible recording tax on the new loan, the deed recording fee, appraisal, survey and lender charges. None of that reduces your proceeds, so it is not in the sheet above.
